David Edelblute is a highly experienced government affairs attorney and lobbyist, with a focus on representing businesses and advocating for their interests at all levels of government. David's experience working in federal and local government provides his clients with a unique perspective to forming public policy and lobbying strategies necessary to achieve his clients' goals.
David has represented a range of corporate clients from the largest, public Fortune 500 companies to local small businesses in all aspects of a business lifecycle: formation; licensure; strategic planning; compliance; litigation; mergers/acquisitions; dissolution; and licensing & regulatory. His clients are heavily concentrated in highly regulated or privileged licensed industries such as banking, construction, cannabis, gaming, liquor law, real estate, and healthcare.
David spends a significant amount of personal time serving his community. He is currently a federal appointee to the U.S. Commission on Civil Rights Nevada Advisory Committee, a trustee to the Henderson Chamber of Commerce Foundation, a member of the Henderson Chamber of Commerce's IMPAC board, a committee member for the Henderson Chamber of Commerce's state legislative committee, and the Secretary to the Las Vegas Chapter of The Federalist Society.
David also serves the city where he was born and raised, Henderson, where he still resides with his family. David is joining the City of Henderson's Redevelopment Agency and is a former member of the City Charter Committee and a special ballot committee.

Experience
- Represented private commercial real estate company on numerous real estate transactions across multiple states. Includes substantial representation in sales of assets, land leases, development agreements, contribution agreements, joint ventures, formation of subsidiary entities, negotiating with various municipalities regarding development issues, and litigating to enforce rights under various agreements.
- Represented national homebuilder in obtaining necessary licensure to launch subsidiary build-to-rent brand for development in several Western states. Includes drafting various agreements, developing best practices, and providing compliance oversight for property management after development.
- Represent Las Vegas-based closely held corporation in acquisition of gaming establishments throughout Nevada. Includes substantial efforts related to compliance and licensure issues with state gaming board and local municipalities with respect to issues ranging from land-use and development plans to required privileged licensure.
- Represented municipal entity in defense of constitutional claims made by a former employee with respect to licensing privileges. Obtained a full defense verdict after a federal trial.
- Represented large gaming company in drafting, lobbying, and implementing new category of business licensure.
- Represented multiple cannabis entities involved in cultivation, production, and retail sales with respect to a range of issues including acquisition of privileged licensure, drafting corporate documents, enforcing management and landlord agreements, and seeking administrative approvals for certain actions involving privileged licensure.
- Represented regional developer in converting existing land use and obtaining special use permits to operate hospitality business.
- Represented Nevada-based commercial developer in multiple transactions such as land purchases, negotiating and drafting franchise and lease agreements with nationally recognized franchisors, obtaining land-use and zoning amendments, and litigating to enforce franchisee rights.
